Miami Design District vs. Bal Harbour: The Showdown

Showdown Over Miami’s Swank Set
MIAMI—For decades, Bal Harbour Shops has reigned largely unchallenged in this area’s luxury retail market. With reported annual sales of $2,327 a square foot last year—more than five times the national average—the mall is one of the most profitable in the country.
But a challenger has arrived on the scene. Developer Craig Robins is creating a new luxury shopping destination in this city’s hip and artsy Design District, 10 miles south of Bal Harbour.
Luxury sales have held up better than the rest of the retail sector during the economic downturn, powered in part by demand from emerging markets. In few places is this more evident than here, where the economy has gotten a boost from foreign buyers scooping up posh condos downtown—only minutes away from the Design District—and a growing influx of well-heeled tourists from Brazil and elsewhere.

    More luxury retailers moving to Design District

    Plans to turn Miami’s Design District into a high-end fashion destination are quickly gaining critical mass with more than two dozen luxury retailers like Fendi, Zegna and Bulgari on the way.
    Louis Vuitton and Hermes were the first to announce plans last year to close stores at the Bal Harbour Shops and open in the Miami Design District.

    Now, developer Craig Robins confirmed the long-anticipated deal with parent company Louis Vuitton Moët Hennessy to bring another 11 brands beyond its namesake brand to the burgeoning area on the northern fringes of Downtown Miami. The LVMH brands coming to the Design District include Christian Dior, Fendi, Bulgari, Pucci, De Beers, Celine and Marc by Marc Jacobs.
    Robins also officially announced the opening of Cartier, which will be one of 10 Richemont brands opening in the Design District.Other new tenants that he said have committed to the Design District: Tom Ford, Zegna and Burberry.

    Bal Harbour Shops expansion moving forward

    Plans for a major expansion of the Bal Harbour Shops crossed a significant hurdle this week, when the Church by the Sea members approved the idea of relocating the church from its current location surrounded by the mall.

    While no deal has been finalized, the congregation on Sunday agreed to what amounts to a theoretical land swap with the owners of Bal Harbour Shops. The mall’s owners would get the church land to use for expansion and in exchange would pay for the costs of building a new church on what is now a small portion of the mall’s parking garage. The new church would be at Bal Bay Drive and Park Drive at the mall’s northwest corner.
