Trader Joe's first Miami store to open in Pinecrest

Cult supermarket chain Trader Joe’s is finally planning to open its first store in Miami.

The grocer has signed a lease to occupy a 17,866 square foot building formerly housing a Borders Book Shop in Pinecrest.

The store’s location at 9205 South Dixie Highway is across from the Dadeland South Metrorail station.

    Miami foodies eagerly await Trader Joe’s in Pinecrest

    “They submitted site plans in December and we already reviewed them,” Olmsted said. “Once the drawings are approved and building permits are issued construction will begin. I don’t anticipate any problems in the permitting process. It should be fairly soon.”

    The parking lot at the Trader Joe’s in Naples is packed on holiday weekends.

    The reason?

    According to an employee, it is due to crowds of shoppers driving in from Miami.

    More than seven months after signing a lease in Pinecrest, Trader Joe’s still has not been able to obtain a construction permit.

    Records show that Trader Joe’s paid $3,735 in fees in December 2012 for site plan review, as well as a $10,098 ‘upfront deposit’ in January for a construction permit. While some portions of the Trader Joe’s plan has been approved, others have been rejected on multiple occasions.

    Village of Pinecrest planning director Steve Olmsted explains:

    “Trader Joe’s is currently in the process of preparing revisions to building plans submitted to the Village of Pinecrest as necessary to address comments of the Village’s structural engineer/plans reviewer. Upon resolution of those review comments, it is expected that a building permits will be issued for the start of construction.”

    Trader Joe’s has signed a lease in Palm Beach Gardens.

    The store will open in the fall of 2014. It will be located in the PGA Plaza at PGA Boulevard and Prosperity Farms Road.

    The company sent out a news release confirming the new location.

    When Trader Joe’s decided to move into the shell of a former Borders bookstore, it was faced with a troubling problem: Where were the throngs of customers going to park?
    The bookstore’s parking lot was plagued with confusing entrances and one-lane parking. But when there’s a problem, there’s usually a good solution.
    “Trader Joe’s was faced with an issue regarding a bigger floor plate than their prototype and a need for adequate parking at their new Pinecrest location,” said real estate broker, Jeremy Larkin, president of NAI Miami.
    The solution was to cut off the front of the building to create a second row of parking, he said. “This reduces their floor plate to closer to their prototype, reduces the required parking spaces and increases the actual number of parking spaces available. Problem solved,”
    Construction of the 13,500-square-foot Trader Joe’s is now underway at 9205 S. Dixie Highway, across from the Dadeland South Metrorail Station. It took several months for the company to meet Miami-Dade County’s building codes in order to secure a construction permit.
    The California-based grocery chain is expected to open in Pinecrest by the end of the year.
    Palm Beach Gardens was able to successfully attract Trader Joe’s to PGA Plaza, commercial developers confirmed earlier this month.
    The 12,500-square-foot store will be a junior anchor at the plaza, on the corner of PGA Boulevard and Prosperity Farms Road. Construction is slated to begin in the fall, with an opening date scheduled for fall 2014.
